#THECLOSERSDAILY : EPISODE 281: HOW MUCH IS THAT PLACE WORTH

So, the market's getting crazy again. We covered that in yesterday's episode. The multiple offers are back, limited inventory is driving buyers to be a little bit emotional. We we're gonna give you guys a tip on how to navigate a seller's market. And the first tip we're gonna give you guys this week is gonna be, don't get caught up on the list price. So list price is put there by the listing agent to generate interest. Sometimes they're listing at market value, sometimes above, sometimes under. A lot of times in the seller's market they are doing it under market on purpose to generate as much interest as possible. The more offers they get, the more likelihood that they're gonna get above-market value with no conditions. Which is a dream for any seller out there. So say a property is worth 300 and they price it at 280, some of the people going in and writing offers on that property are gonna get stuck mentally on the 280, when the smart agents that are out there are gonna look at the property value and see where it's actually gonna sell. So just be aware of what the property is worth and don't necessarily get caught up on the listing price.

Episode 134 of Closers Daily. It's super late at night, but I made a commitment to you guys, so here I am. This was not real estate related at all, maybe kind of in a way, has to do with my passion for Brazilian jiu-jitsu. So I found it years ago at Adrenaline MMA, probably one of the best facilities in North America, located in London, go check it out if you're looking, under tutelage of Rowan Cunningham, and more recently Jesse Gough, amazing brown belt who just won a tournament. Congrats, Jesse, you're killer. You know, watned to give some people some insight into what it is versus what they may think it is. Lot of people hear jiu-jitsu, they hear MMA, they think it's just going in and fighting in a bunch of meatheads. It is probably the absolute furthest from that. You'll find some of the most intelligent, insightful people, that when they train, really, really take care of each other more than anything else. #THECLOSERSDAILY : EPISODE 128: HOUR OF POWER

I'm Justin Konikow. Welcome to episode 128 of The Closers Daily. So I've got a really simple one for you, but people that aren't in the industry might not know why it is when real estate agents book a showing, that they book a one-hour block. Lot of showings do take a lot less time than that, sometimes five, 10, 15, 20 minutes, maybe a half an hour, you know, maybe you're getting to 45 minutes or plus, for say, a six-plex or a larger property, you know, maybe on some acreage, but typically real estate agents are doing a one-hour block because they're showing four, five, six properties at a time. So a full-blow tour will take about two hours, and depending on traffic, timing, how much time you spend on each house, you wanna make sure you have enough time to cover your ground. Now, at the same time, depending on the relationship that agent has with the other agents, they're letting them know when they're done with the house, so they can let the sellers know in time to go back, and if there's little kids or what not, you always wanna try and be considerate. But that's why we block a full hour.
